Project Director

The Role

A once-in-a-career opportunity for an exceptional senior development professional to join the team as Project Director, leading end-to-end delivery across multiple stages within the broader Athletes Village precinct. This landmark mixed-use precinct will serve as home for thousands of elite athletes during the Games before transitioning into a premium residential community as part of its enduring legacy.

Reporting directly to the Leadership team, you will hold full accountability for the commercial, design, planning, and delivery performance across multiple stages of this high-profile project. You will set and drive the strategic and commercial direction, lead a high-performing development team, and act as the principal interface with government, joint venture partners, consultants, and contractors.

This is a career-defining role for a commercially astute and strategically minded leader who brings deep residential development experience and the gravitas to operate at the most senior levels of a complex, multi-stakeholder environment.

You

This role will suit an established Project Director in Residential Development or Senior DM looking to take the next step. The ideal candidate will bring:

• Tertiary qualifications in Property, Commerce, Construction, Engineering or a related discipline.
• Minimum 12+ years' experience in property development, with significant senior leadership tenure.
• A proven track record delivering large-scale residential medium-high density projects.
• Exceptional financial modelling, feasibility, and capital structuring skills.
• Strong governance experience including board and investment committee reporting.
• Expert negotiation skills across development transactions, JV arrangements, and major contracts.
• In-depth knowledge of design, planning, procurement, and construction delivery.
• Experience managing and mentoring senior development professionals.
• Outstanding stakeholder engagement skills across government, institutional, and private sectors.
• High commercial and strategic acumen with portfolio-level thinking.
• A self-starter mindset, comfortable operating autonomously in a dynamic environment.
