The Company

Atomic Projects is a specialist Sydney remedial building contractor — strata, façade, fire upgrades, and capital works on occupied residential and commercial buildings across Sydney metro. Concrete spalling repairs, balcony remediation, balustrade and façade upgrades, fire safety works, internal make-good. Class 2 DBP-registered. We're not a Tier 1 — we're a focused specialist scaling toward $50M turnover, and we'd rather hire one PM properly than three under-paid.

The Role

Project Manager owning a portfolio of remedial projects $100k–$2M+ end-to-end — from handover through to PC + DLP close-out. You report to the Construction Manager / General Manager.

What's yours: master programme, change control, project P&L, client relationship, risk register, handover discipline, and the weekly cadence that keeps the SM + CA + Foreman aligned.

This is a first-principles seat. We're not looking for someone to firefight chaos — we're looking for someone who designs the systems that make projects deliver themselves. If you build structure out of chaos, you'll thrive. If you copy procedures without questioning them, you won't.

What you own end-to-end:

•       A portfolio of $100k–$2M+ remedial projects

•       Practical Completion date adherence

•       Variation management

•       Project P&L (margin delivered vs tender — weighted across your portfolio)

•       Quality Management Outcome

•       Site Manager oversight

•       Project Admin + Foreman alignment

•       Site Safety

Key Responsibilities

•       Own a portfolio of remedial projects end-to-end — handover from estimating through to DLP close-out

•       Build and maintain the master programme — linking milestones → procurement → critical path → inspections → delivery sequencing

•       Drive critical path discipline; identify slippage before it's terminal

•       Own change control — variations, RFIs, design conflicts; weekly site + commercial alignment

•       Own project P&L — variations priced with the Estimator / Project Admin

•       Manage the client / strata committee / superintendent as the primary point of contact

•       Risk register ownership — proactive identification, escalation, mitigation

•       Coordinate Site Manager (delivery) + Foreman (execution) + Project Admin (admin) +on weekly cadence

•       Defects management through PC + DLP; handover packs (O&M manuals, warranties, as-builts)

•       Weekly catch-ups with the Construction Manager / GM

Skills & Experience Required

•       8+ years project management on Australian construction

•       3+ years running projects $1M+ solo

•       Cert IV / Diploma / Degree in Construction Management/Engineering or equivalent

•       Fluent master programming — MS Project, or Procore

•       Fluent change control — RFI discipline, variation pricing, design conflict resolution

•       Strong commercial maths — project P&L, WIP, CTC, margin tracking

•       NSW SOPA awareness — payment claims, schedules, response timing

•       Client-facing professional standard — strata committees, superintendents, owners

•       Full right to work in Australia (no sponsorship)

Desirable

•       NSW Licensed Builder, or Cert IV/Diploma + working towards licence

•       Remedial / strata high-rise specific 3+ years

•       Multi-storey high-rise (concrete spalling, balcony remediation, balustrade upgrades, window/door replacements)

•       NCAT / Building Commission exposure

•       Fire safety upgrade portfolio experience

What's On Offer — Full Package

•       Permanent Full-Time, Salaried

•       Base: $120,000 – $180,000 pa (depending on experience and portfolio complexity)

•       Super: 12% on top of base

•       Vehicle: AP-provided fleet vehicle OR use of own vehicle with reimbursement

•       Stable Sydney metro pipeline — strata + façade + fire + capital works

•       Direct line to the Construction Manager / Directo

•       Pathway: PM → Senior PM (24–36 month conversation for A-players) → Construction Manager → GM
